How to advertise a room to rent clearly in Ireland

Create a useful room advert with accurate costs, household details, photographs, viewing arrangements and privacy-conscious communication.

Describe the arrangement, not just the bedroom

Explain whether the room is in an owner-occupied home, a shared rental or another arrangement, because the practical and legal position may differ. State the approximate area, room type, furnishings, bathroom access and shared spaces. Identify the county and useful local area without publishing an exact private address. Show the complete monthly cost

List the rent, deposit and every regular charge a prospective occupier is expected to pay. Explain how electricity, heating, broadband, waste and other shared costs are calculated. State the expected payment date, minimum stay and proposed start date, but do not ask applicants to send money before a genuine viewing and written terms.

Details that prevent unsuitable enquiries

  • Whether the room is single or shared and whether furnishings shown are included.
  • Household size, working-from-home arrangements and genuinely relevant shared routines.
  • Kitchen, bathroom, laundry, storage, parking and bicycle access.
  • Public-transport options described accurately without unsupported commute promises.
  • Viewing availability, expected move-in date and the documents legitimately required later.

Use honest, privacy-safe photographs

Photograph the room in daylight from more than one angle and include the shared facilities that form part of the offer. Keep the camera level and avoid lenses or edits that make the space appear materially larger. Do not remove permanent defects from images. Before uploading, check mirrors, noticeboards and surfaces for faces, names, post, alarm controls, family photographs or other private information.

Set fair and consistent viewing steps

Give applicants the same core information and explain how viewings will be arranged. Verify identity and suitability only in a proportionate way and protect every document received. Avoid requesting passports, bank statements or extensive personal files through casual marketplace messages. Never advertise preferences or screening criteria that could breach equality obligations; seek current guidance if you are unsure what is lawful and appropriate.

Warning signs for everyone

  • Pressure to pay a deposit before seeing the room and verifying who is offering it.
  • A viewing address, bank account or contact person that changes without explanation.
  • Photographs copied from another property or details that do not match during the viewing.
  • Requests to continue through an unfamiliar payment or identity-verification link.
  • Refusal to provide the main terms and a record of money received in writing.

A strong room advert is specific enough for people to assess suitability without exposing the household's security or private life. Keep the listing current, remove it when unavailable and correct terms whenever they change. Clear costs, accurate photographs and a documented viewing process reduce wasted time while helping prospective occupiers make a more informed decision.
