Describe the full cost and living arrangement
A property advert should distinguish rent from the deposit and from recurring costs such as electricity, heating, bins, parking or internet. State whether the offer is an entire property, a room, a licence arrangement or another form of accommodation, and describe furnished status accurately. Give the general area and transport context without publishing a private resident's precise coordinates or access instructions.
Information applicants need
- Monthly rent, deposit, included bills and expected payment dates.
- Available-from date, minimum term and viewing arrangements.
- Bedroom, bathroom, heating, storage, parking and accessibility details.
- Any documented rules concerning occupancy, pets, smoking or shared spaces.
Use recent photographs of the actual property and label any image that shows a shared room or representative finish. Do not create false urgency or ask applicants to pay before they can verify the property and person offering it. Landlords and agents should follow the legal requirements that apply to their arrangement; applicants should independently check terms and keep copies of important correspondence. A clear advert is not legal advice, but it gives both sides a sounder basis for a viewing.
A template is a checklist, not a replacement for facts. Replace every placeholder, remove headings that do not apply and ensure the final description matches the photographs, price and structured property fields. Distinguish features included with the property from nearby amenities, and avoid unsupported commute claims. Landlords and agents must also confirm the current legal obligations that apply to their situation rather than relying on a marketplace template. A concise, verifiable description attracts better enquiries than generic lifestyle language and gives prospective occupiers a sounder basis for preparing a viewing.
